Why watering can help

On expansive clay, the soil along the edge of a slab dries and shrinks first in a drought. That can drop the perimeter while the middle stays put. Adding a steady, moderate amount of moisture around the edge can reduce that shrinkage. The goal is consistency, not saturation.

When to water

  • During extended dry spells, especially when you see gaps between the soil and the slab.
  • Not during wet periods. Adding water to already-wet clay can cause heave.

How to do it

  1. Use a soaker hose, not a sprinkler spraying the slab.
  2. Place it about 12 to 18 inches from the foundation, not against it, so water soaks into the soil instead of running down cracks along the slab edge.
  3. Water evenly around the whole house, not just one side.
  4. Water in short, regular sessions and check the soil. It should feel moist, not muddy.
  5. Watch for gaps closing between soil and slab as a sign of progress.

Mistakes to avoid

  • Flooding one area, which creates the uneven moisture you are trying to prevent
  • Running water directly into soil cracks against the slab
  • Watering only the side of the house with visible cracks
  • Ignoring local watering restrictions during a drought

Check local watering rules

Cities in the Houston area may set drought stages that limit outdoor watering days or methods. Check your city or water utility's current rules. Soaker hoses and drip irrigation are often treated differently from sprinklers.

Watering is not a repair

Consistent moisture can help prevent movement, but it will not lift a foundation that has already settled. If cracks keep growing, request a foundation inspection. See also how drainage problems cause foundation movement.

Frequently asked questions

How far from the foundation should a soaker hose be?

A common guideline is about 12 to 18 inches from the slab, so water soaks into the soil instead of running down along the foundation.

How often should I water my foundation?

It depends on heat, rain, and your soil. Check that the soil stays moist but not muddy, and adjust. Consistency matters more than volume.

Can watering my foundation cause damage?

Yes, if you overwater or water unevenly. Too much water in clay can cause swelling and heave.
