Two kinds of ground in one city

Round Rock grew up along the Balcones Escarpment in Williamson County, where Brushy Creek crosses I-35. Much of the city west of I-35 sits on shallow soil over limestone. To the east, neighborhoods sit on deeper, dark Blackland Prairie clay that swells after rain and shrinks in summer. Many subdivisions on both sides were built quickly as the area grew, often with cut-and-fill grading.

What that means for your home

  • East of I-35: seasonal clay movement, edge drop during drought, and doors that change with the weather.
  • West of I-35: settlement of fill soil, slabs resting partly on rock and partly on fill, and runoff coming down slopes.
  • Near Brushy Creek and drainage channels: grading and water flow around the house deserve a close look.
  • Everywhere: drought followed by heavy Central Texas storms is hard on soil moisture.

Signs to watch for

  • Diagonal cracks above doors and windows, or cracks in stone or brick veneer
  • Gaps where an attached garage or patio meets the house
  • Floor tile cracks running in a line
  • Doors that bind after a long dry spell

Frequently asked questions

Does it matter which side of I-35 I live on?

It can. East-side homes are more often on expansive clay, while west-side homes are more often on limestone and fill. Soil can change within a single subdivision, so the inspection looks at your actual house.

My house is on rock. Why is it cracking?

Many hillside lots include fill soil that can compress over time. If part of the slab is on rock and part is on fill, the fill side can settle and crack the house.

Can drainage cause foundation problems on a sloped lot?

Yes. Runoff that collects on the uphill side, or soaks under one part of the slab, can keep the soil uneven. Grading and gutters are often part of the conversation. See drainage and moisture control.
