Does my side of I-35 matter?
Often. East-side homes tend to sit on expansive clay. West-side homes more often sit on limestone and fill, where settlement and drainage matter more.
Austin's foundations depend a lot on which side of town you're on. Clay to the east, rock and slopes to the west, and plenty of older homes in between.
The Balcones Escarpment runs roughly along I-35 through Austin. East of it, homes sit on deep Blackland Prairie clay that swells and shrinks. West of it, the hills are limestone with thin soil, and many homes are on sloped lots that were cut and filled during construction.
Older central neighborhoods such as Hyde Park and Travis Heights include many early-1900s homes on pier and beam foundations. Most newer homes across the metro are slab-on-grade.
Pier and beam homes in established central neighborhoods are usually re-leveled from the crawlspace by replacing piers, beams, or shims and fixing moisture problems. Slab additions on those homes are a common source of cracks where the two parts meet.

Many can. The inspection checks piers, beams, shims, and crawlspace moisture to see what is practical.
Additions often sit on a different foundation and move differently from the original house. The inspection measures both parts.
