Can a historic home in San Antonio be re-leveled?
Many older pier and beam homes are re-leveled from the crawlspace. The inspection shows what fits your house.
San Antonio's foundations range from historic pier and beam homes downtown to newer slabs on north-side limestone and south-side clay.
Historic neighborhoods near downtown, such as King William and Monte Vista, have many older homes on pier and beam foundations. North of Loop 1604, many neighborhoods sit on limestone with thin soil, often on sloped and graded lots. South and east of downtown, deeper clay soils swell and shrink with moisture.
Long hot summers and recurring drought pull moisture from the soil, and sudden storms put it back.
On the north side, inspections focus more on fill settlement and drainage on sloped lots. On clay to the south and east, seasonal swelling and shrinking is the main issue. Both start with elevation readings across the floors.
