My Katy home is less than 10 years old. Can it have foundation movement?
Yes. New homes sit on the same clay as older ones, and the first few years can bring settling. Measured movement, not the age of the home, tells you whether repair is needed.
Katy's flat former prairie land and fast-built subdivisions bring their own foundation questions, from post-tension slab cracks to water that has nowhere to go.
Katy spreads across parts of Harris, Fort Bend, and Waller counties on land that was once open prairie and rice fields. The ground is very flat and clay-rich, so rain drains slowly and soil moisture swings between soggy and dry. Most homes are in master-planned communities built over the last few decades, and most sit on post-tensioned concrete slabs.
Parts of the west Houston and Katy area also flooded during Hurricane Harvey in 2017, including some neighborhoods near the Addicks and Barker reservoirs. Soil that stays saturated and then dries out can move unevenly.

Many Katy homes are. Builders often leave a stamped notice in the garage slab warning not to cut it. Tell us when you request an inspection.
Flooding does not usually damage a slab directly, but saturated soil that later dries can shift. If cracks or sticking doors appeared after flooding, an inspection can measure whether the foundation moved.
Sometimes. If movement is mild and caused by water collecting near the slab, grading, gutters, or drainage work may be part of the answer. The inspection guides that call. See drainage and moisture control.
