Foundation Repair FAQ
Common questions about foundation repair cost, timing, warning signs and choosing a provider.
Straight answers to the questions Pearland and Houston-area homeowners ask us most. Costs and timelines are general; your written quote is what counts.
How much does foundation repair cost?
It varies widely. Small, localized stabilization jobs are often in the low thousands of dollars, while larger perimeter or whole-house projects can run into the tens of thousands. The number of piers, access, foundation type, how much lift is needed and any drainage work all change the total. These are general ranges, not a price for your home; you get an actual figure only in a written quote after an on-site evaluation. Our cost guide goes into more detail.
Is a foundation inspection free?
Ask when you request one. Policies differ between companies and by the type of evaluation. We will tell you up front, before anyone visits.
How long does foundation repair take?
Many residential pier jobs take a few days of work on site once scheduled, and larger jobs take longer. Weather, permits where required, access, and plumbing tests can add time. We do not promise a completion date before the scope is set; the written quote will lay out the expected sequence.
What are the warning signs of foundation problems?
Stair-step cracks in brick, diagonal drywall cracks from door corners, doors that stick or will not latch, sloping floors, cracked tile, and gaps at baseboards or window frames. In the Pearland area, symptoms often change with the seasons because the clay soil swells and shrinks.
Can I wait and monitor instead of repairing right away?
Sometimes. If movement is minor and not getting worse, monitoring with dated photos and fixing drainage may be reasonable. If cracks are growing, several doors bind at once, or floors are clearly out of level, an evaluation sooner is a good idea.
Does drainage really matter for my foundation?
Yes. On expansive clay, uneven moisture is a main driver of movement. Gutters emptying against the slab, beds that trap water and yards that slope toward the house can all keep one part of the soil wetter than the rest.
What should I look for in a foundation repair provider?
Ask for elevation measurements, not a price over the phone. Get the scope in writing, including the number and location of piers or supports. Ask what warranty is offered, who backs it, and whether it transfers if you sell. Ask about permits where your city requires them. Compare scopes and methods, not just totals, and be cautious of high-pressure, same-day discounts.
Will foundation repair fix the cracks in my walls?
Structural repair aims to stabilize the foundation. Cosmetic items such as drywall, paint and brick mortar are often separate. Ask whether they are included in your quote.
Do you work on pier-and-beam homes?
Yes. Pier-and-beam repair can include re-shimming, replacing supports and dealing with crawlspace moisture. See pier and beam repair.
