My house was built in the 1970s. Is foundation movement expected?
Many homes that age have some movement. What matters is how much and whether it is still changing. An elevation survey answers that.
Arlington sits between Dallas and Fort Worth, and much of its housing was built during decades of fast growth on soil that changes across the city.
Arlington grew quickly in the second half of the 20th century, so many neighborhoods are filled with slab homes from the 1960s through the 1990s, with newer construction in the south part of the city. Soils range from expansive clay to sandier ground. Where the two meet, or where lots were graded during construction, a house can move unevenly.
Like the rest of North Texas, Arlington gets long hot summers and heavy spring storms, which push soil moisture up and down.

It can. Water leaking under a slab can soften the soil and cause settling. A plumbing test is sometimes recommended before repair.
Sandy soils swell much less than clay, but they can wash out or settle if water is not managed. Drainage matters on both.
