Foundation Inspection vs. Structural Engineer in Texas

The short version

A foundation repair company inspection measures the house and proposes a repair the company can sell you. A structural engineer's evaluation is an independent professional opinion about whether the foundation is performing, what is causing any movement, and what repair, if any, is appropriate. Engineers in Texas are licensed by the Texas Board of Professional Engineers and Land Surveyors. Texas does not issue a statewide license to foundation repair contractors.

What a repair company inspection usually includes

1. A conversation about the history of cracks, doors, and past repairs.
2. An exterior walk-around: brick, slab edge, grading, gutters, and trees.
3. An elevation survey: floor readings in each room with a digital level or manometer, mapped to show high and low areas.
4. A written scope and price, often with a pier layout.

Many companies offer this at no cost. It can be very useful, but the person measuring also benefits from the sale.

What a structural engineer adds

• An independent opinion with no repair to sell.
• A judgment on whether measured movement is within reasonable tolerances or needs repair.
• An assessment of cause, such as settlement, heave, drainage, trees, or a plumbing leak.
• A repair design or a review of a contractor's proposed plan.
• A sealed letter or report, which lenders, buyers, and insurers often take more seriously.

Engineers charge a fee for this work. Ask for the scope and price when you call.

When an engineer is worth it

• The proposed repair is large, or two companies disagree on the scope.

When a company inspection is enough to start

If you are seeing early signs and want to know whether anything is moving at all, a thorough company inspection with an elevation survey is a reasonable first step. You can always ask an engineer to review the findings before you sign.

Using both

Many homeowners get a company inspection first, then ask an engineer to review the plan, or they start with an engineer and send the engineer's design out for bids.
